Tenant information


The initial step is to contact Advance Lettings and register your property requirements, you will be fully updated as to new properties becoming available in your chosen area and budget.

Upon selecting a property you wish to rent you will be required to complete the application forms and pay a holding fee.


To reserve a property you have viewed a holding deposit must be paid when you submit your application forms to cover the cost of your references and preparing your documents. If you decide, for whatever reason, not to proceed with the tenancy or we refuse you a tenancy after payment of an holding deposit fee (as a result of unsatisfactory references), such fee will not be returnable. Should the Landlord decide to withdraw the property after payment of an holding deposit fee, all monies received from you will be refunded immediately in full.


Advance Lettings will carry out a credit check and employers reference along with an existing landlord reference (if applicable). It may also be necessary to have a guarantor who will also need to be referenced.


Advance Lettings will draw up an Assured Shorthold Tenancy Agreement for a period of time agreed with you, though the initial term will usually be 6 months. Upon move in day you will need to call into the office and sign all legal paperwork and pay any outstanding balance due and collect the keys to your new home. Your guarantor will also be required to sign (if applicable).


When you move into the property you will need to pay the damage/dilapidation deposit, which is held in a government scheme for the duration of the tenancy, at the termination of which it will be used to offset any damage beyond fair wear and tear, which might be rectified. Generally the amount of this deposit is one months’ rent plus £100.00 and must be paid in cash or cleared funds before you check into the property.


Your first month’s rent is payable in advance on the day of moving into the property or before, Please note: This money MUST be paid in cash, Building Society cheque, or Bankers draft – personal cheques will NOT be accepted on move in day. All future rental payments will be made one month in advance via standing order.


SET UP FEE: (tenant share):

Example: £215.00 (inc vat) for one applicant or £330.00 (inc Vat) for two applicants and thereafter £60.00 (inc Vat) for each additional applicant (or guarantor if required).

Includes: Referencing, identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to access affordability, as well as contract negotiation (amending and agreeing terms) and arranging the tenancy agreement.

PERMITTED OCCUPIER FEE: £75.00 (Inc VAT) per permitted occupier

To include adding a new tenants to existing tenancy agreement and completion of reference checks.

PET DEPOSIT: £200.00 (returnable additional security deposit)

To cover the added risk of property damage. This will be protected with your security deposit in a Government authorised scheme and may be returned at the end of the tenancy.

RENEWAL FEE: (tenants share): £78.00 (Inc VAT)

Contract negotiation, amending and upgrading terms and arrange a further tenancy agreement.

Continuation into periodic tenancy fee: £25.00 (Inc VAT)

Check out Fee: (tenants Share): £60.00 (Inc VAT)

Attending the property to undertake an updated schedule of condition based on the original inventory and negotiating the repayment of the security deposit.


We must inform you that should you wish to terminate your tenancy early and the landlord agrees, you will be responsible for paying the landlords reasonable set up fees in securing a new tenant and the rent until a new tenancy begins or to the end of your agreement, whichever is sooner.

KEYS RETURNED LATE: £150.00 (Inc VAT) at end of tenancy

UPLIFT ON WORKS: 15% of the net invoice

For any works organised at the end of the tenancy by Advance Lettings after the vacation of the tenant, to bring the property back to the standard in which it was originally let.

OUT OF HOURS SERVICES: £75.00 minimum (Inc Vat)

Where actions of the tenant results in the agent (or nominated contractor) attending the property.

Unpaid Rent / Returned Payments: Interest at 8% above Bank of England Base Rate from date due.

Please note contractor may charge more i.e. locksmith etc…

Please note:

Advance Lettings hold client money protection insurance with CMP and we also operate a separate client account which is ring fenced with Natwest.

Advance Lettings lodge all deposit with the Custodial Scheme of the DPS (Deposit Protection Service).
